Electrical Installation Condition Reports (EICR)

Do you need your electrics testing for safety or are you a private landlord and need an EICR?

What is an EICR?

 An Electrical Installation Condition Report (EICR) should be carried out if you have any concerns about the condition of your home’s electrics. It is generally recommended that you have one carried out every ten years or so to ensure there are no faults. 


Some insurance companies can require one to be carried out before providing coverage and if you are selling your house (although not required by law), it can be useful to have one done to show your home is safe and complies with BS 7671:2018 (18th Edition Wiring Regulations).


The test will cover your home’s consumer unit (fusebox), outlets and wiring, inspecting the earthing and bonding, checking for live wires and looking for damage on any fittings and accessories. 


The inspection should be carried out by a registered, qualified electrician, who will issue you with an EICR certificate showing that your circuits are safe or that remedial action is necessary.

I am a landlord, do I need an EICR and how often?

 If you are a private landlord, it is now a legal requirement to ensure your tenant’s home is safe, and you should have an EICR performed every 5 years.  The regulations came into force on 1 June 2020, they apply to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021.
Key Points:

  • Landlords must provide a copy of the electrical inspection report (EICR) to the tenant within 28 days of the inspection (or before the tenancy begins for new tenants)
  • Landlords must supply a copy of the EICR to the local authority within 7 days (if requested to do so)
  • Any faults highlighted by the electrical inspection must be remedied within 28 days
